Loft-Style Apartment with Double-Height Ceilings

Client Requirements

The clients, a married couple, approached us to create a modern and technologically advanced living space. Their key wishes were: maximizing the view potential, an interior design in loft style, organizing a comfortable relaxation and work area, and equipping the apartment with advanced engineering systems for year-round living in Batumi's climate.

Initial state of the object

The object was an empty two-level concrete shell with panoramic glazing. The original space had tremendous potential but required complex technical solutions: laying out engineering networks (including underfloor heating and supply/exhaust ventilation systems), constructing the interfloor slab, and intelligently zoning the two-level apartment.

Design Solution

On the first floor, we organized an open-plan loft-style kitchen-living area with access to the balcony, a guest bathroom, and technical zones. The dominant feature became the double-height living room with panoramic windows. The second level houses the private zone: a spacious bedroom combined with a closet, and a luxurious master bathroom with two sinks and a large shower cabin. A separate office is provided for work. Air conditioners are installed in all living rooms, and the entire apartment features an underfloor heating system and climate control, ensuring enhanced comfort. Well-thought-out storage systems solve the organization of space, making this Batumi apartment design with a sea view not only impressive but also maximally functional.
