Apartment Design for Rent:
What will appeal to Batumi's guests and increase your income

life hacks and techniques
Renting out an apartment to tourists in Batumi is not just passive income; it's managing a mini-hotel. And as in any hotel, the first thing a guest evaluates is the interior. Your income—price, occupancy rate, and number of positive reviews—depends directly on how well thought-out it is.

Specialists at KStudio, having worked on dozens of such projects, have developed a clear formula for success. It's not just a pretty picture, but practical design that saves your money and time,

and pleases guests.

Durable, Practical, Photogenic

The Philosophy
of "for-rent" design

Forget personal preferences.

Your goal is to appeal to the widest possible audience

The three pillars of a successful rental interior
Durability
Materials and furniture must withstand dozens of check-ins with minimal repair.
Practicality
Cleaning between guests should take minimal time and effort.
Photogenic
The apartment should look in photos like you want to click "Book Now".
Practical setup tips:
From finishes to details
You can't skimp on quality here, or you'll be renovating every year.
1
Finishes: choosing "indestructible" materials
Floor
The best choice is quartz-vinyl laminate or "wood-look" tile. Not afraid of moisture, sand, or suitcase scratches. Carpet is an unhygienic option for rentals.
Walls
Washable wallpaper (vinyl on a non-woven backing) or paint. Choose neutral, light shades: soft grey, beige, white. They visually enlarge the space and serve as a perfect backdrop.
Kitchen and Bathroom
High-quality tile with good grout. Inter-tile joints must be treated with sealant.
KStudio tip:
Batumi has high humidity. All materials must be moisture-resistant. We use only proven solutions that won't swell or develop mold.
2
Furniture: functionality and longevity
Furniture should be not stylish, but practical and sturdy
  • Frames: Preference for wood or metal. Particleboard (chipboard) quickly deteriorates from frequent assembly/disassembly.
  • Upholstered furniture: Sofa or bed should have removable, washable covers. Ideally, fabric with stain-resistant treatment.
  • Storage: A spacious wardrobe and plenty of shelves/cabinets are essential. Guests have lots of belongings.
  • Sleeping arrangements: Optimal setup is one double bed and one sofa bed. This covers the needs of couples, groups of friends, and families with a child.
3
Appliances and utilities:
What guests are willing to pay more for
This is your main competitive advantage
  • Essential minimum: Air conditioner (split-system), washing machine, full-size refrigerator, Wi-Fi router with good coverage and stable connection.
  • Income-boostingitem: dishwasher. For guests renting for a week or more, this is a deciding factor.
  • Small appliances: Kettle, microwave, toaster. Everything should be simple to operate.
4
Decor and atmosphere:
Creating a "wow effect" for photos
These are the details that sell your apartment on booking sites.
  • Accent wall: Consider creating one wall with bright but stylish wallpaper or a photo mural with a sea/view of Old Batumi.
  • Quality textiles: Bright decorative cushions on the sofa, a throw blanket, beautiful curtains. These are inexpensive to replace but completely transform the space.
  • Lighting: Plenty of spotlights and at least one "Instagrammable" light fixture—e.g., a pendant over the dining table or a floor lamp by an armchair.
  • Local flavor: A map of Georgia on the wall, a couple of clay plates, a framed grapevine. This gives guests a feeling of authentic vacation.
What to avoid:
3 fatal investor mistakes
  • Personal items and photographs
The apartment should be impersonal so the guest feels it is "theirs."
  • Fragile decor and expensive trinkets.
Anything you'd be sorry to see broken, will be broken.
  • Complicated appliances

The TV manual shouldn't read like a spaceship manual.

Design for rent is an investment

A properly furnished apartment:

  • Allows you to set a price 20-30% higher than the market average.
  • Reduces the number of "empty" days thanks to attractive photos and good reviews.
  • Saves your money on frequent cosmetic repairs and furniture replacement.
